Architecture

We start with a discovery call to understand your vision, priorities, and where you’re at in your journey. Whether you’re exploring possibilities or ready to move forward, we tailor the process to suit your needs.

We research site-specific planning controls, council regulations, and approval pathways — such as Development Applications (DA) or Complying Development Certificates (CDC). You’ll receive a detailed summary outlining the requirements, timeframes, anticipated costs, and next steps.

If you’re happy with the proposal, we’ll request written approval and a 10% deposit to commence the design phase.

We conduct a site measure and begin developing your initial design concepts. During this stage, we also request quotes from relevant consultants (e.g. town planners, certifiers, stormwater engineers). You’ll receive concept drawings with two rounds of amendments to refine the direction.

Once the concept is approved, we develop the design in detail. At key points, we’ll guide you through decisions around layout, materials, and finishes. We also engage and manage the necessary consultants to produce supporting documentation.

We submit all required plans and consultant reports to the relevant authorities to obtain approvals — including DA and/or CDC, depending on your project. We also coordinate with council, certifiers, and any third parties as needed.

Once we receive DA or CDC approval, we transition to preparing detailed documentation for the Construction Certificate (CC). Additionally, for apartments, we’ll develop the documentation as required under the DBP Act.
Following approval, we prepare detailed construction documentation suitable for tender or builder engagement. We also prepare and submit required documentation to the NSW Planning Portal in line with the Design and Building Practitioners Act.

Construction

We start with a discovery call to learn about your goals, needs, and where you’re at in your project. This helps us align on scope, budget, and what success looks like for you.

We review all existing documentation — including drawings, specifications, and reports — and identify what’s missing to meet approval requirements or build to code. You’ll receive a clear summary outlining what’s required, approximate timeframes, costs, and recommended next steps.

Once you’re happy with our proposal, we’ll request written approval and a nominal fee of $2,500 to cover preliminary services including budgeting, costs planning and trade pricing. This ensures your project is scoped accurately from the outset, and lets us begin securing the right trades and pricing.

You’ll receive a detailed cost plan outlining materials, labour, equipment, and key allowances. This stage includes up to two client meetings and two rounds of revisions, allowing us to refine the scope and budget with clarity.
Once approved, we’ll proceed to finalise the contract documentation and schedule your project for execution.

We prepare the site to ensure a smooth, safe build. This includes protecting common areas, setting up the site office, safety signage, First Aid stations, and induction protocols. We also coordinate any service disconnections or temporary service setups, such as power boards.

We program and oversee every stage of construction — from scheduling and trade coordination to quality control and progress monitoring. You’ll receive regular progress claim invoices with transparent cost breakdowns. We also conduct stage-by-stage defect inspections and manage all necessary testing and commissioning. Regular team meetings help avoid delays and keep everything on track.

Once the build is complete, we organise all required trade certifications and compliance documentation. We then submit everything to the relevant authorities to secure your Occupancy Certificate (OC), completing your project to the highest standard.
