Turning A Stalled Renovation Into A High-Performing Investment

Grove St, Earlwood

Alteration & Addition

When a family in Earlwood set out to renovate their investment property — reconfiguring the kitchen and adding a back deck — they initially planned to manage the build themselves. But once the home was stripped back to its frame, the project quickly escalated in complexity. Without a clear path forward, work stalled, and the house sat unfinished for over two years. Having already engaged us to prepare the Complying Development Certificate (CDC) documentation, the family returned to us to help get the project back on track.

We reinforced the structure with new brick piers to support the extended kitchen and deck, installed new services (including plumbing, electrical & mechanical), and added two bathrooms, a laundry, and three bedrooms with custom joinery. We also laid new timber flooring throughout, creating a cohesive feel while preserving the original architectural intent.

The result? A beautifully finished home that delivers strong rental returns — and a significant uplift in capital value.
